• Why is my shower still leaking after regrouting?

  New grout may leave the original source unresolved. We distinguish joints and screen details from plumbing and concealed waterproofing before agreeing a repair.

• Why does my balcony leak into the room below when it rains?

  Rain-related leakage may involve outlets, thresholds, edges or concealed waterproofing. The assessment determines whether a local repair or opening the affected layers is appropriate.

• Can a water-damaged ceiling be repaired, or does it need replacing?

  A stain alone does not decide replacement. Address the water source, then assess whether the dry lining is sound or damaged sections need replacing before painting.

• Sliding door hard to open again after new rollers?

  A sliding door that becomes hard to push again does not automatically need another set of rollers. We first distinguish dirt and rubbing from worn hardware, a damaged track or an unsuitable replacement part. The useful question is what is resisting the door now, and whether the retained panel, track and fixings can work together properly.

• Front door sticks after rain, then works again in dry weather

  When a timber door binds after rain and releases in dry weather, we check moisture exposure and the door’s support before removing timber. A small adjustment may be suitable, but shaving a swollen edge without checking the water source can leave the original problem in place and create an excessive gap once the door dries.

• Cupboard doors and drawers: adjust, replace hardware or repair the cabinet?

  A crooked door or troublesome drawer can often be approached as a local repair when the cabinet and fixing areas remain sound and suitable hardware can be fitted. We separate the moving part from its support: adjusting a hinge, replacing a drawer runner — the sliding rail mechanism — and repairing a damaged cabinet panel solve different problems.

• Why can I still see the repaired patch after painting?

  A visible patch is not always a wrong paint colour. A ridge or hollow in the repair, unsealed absorbent filler and a different paint finish need different remedies. We establish which layer is showing before adding more paint, and check returning cracks or peeling separately so the finish is built on a sound surface.

• Broken blind chain, oversized roller blind or loose curtain bracket?

  We can often retain a sound blind or curtain and repair the failed part. A broken chain, a blind that is too wide and a bracket pulling out of the wall need different checks before parts are ordered or anything is cut.

• Rotten timber at a window, fascia or fence: repair one section or replace more?

  A local timber repair can be suitable when the damage is limited, the retained timber and connections are sound, and the moisture problem can be addressed. We check the part's job before choosing a small repair, a replacement section or wider replacement.

• Several small repairs, parts already bought: what can one visit cover?

  You can enquire about one small job or send several jobs together. We can assess the list as one property enquiry, then confirm which items can share a visit and which need parts, drying time, another trade or a later stage.
