Rotten timber at a window, fascia or fence: repair one section or replace more?

A local timber repair can be suitable when the damage is limited, the retained timber and connections are sound, and the moisture problem can be addressed. We check the part's job before choosing a small repair, a replacement section or wider replacement.

Only the bottom of the timber window is rotten: can the rest stay?

Sometimes the rest of the frame can stay. The important question is whether the decay is confined to a replaceable section and the retained sides, corner joints and glazing support remain sound. Peeling paint by itself does not prove deep rot, and a painted surface can also hide deterioration beneath it.

We check the lower corners, sill — the bottom ledge — adjoining joints, glazing seals and any route that lets water collect. Sound timber with a failed coating may need preparation and repainting. A small suitable non-structural defect may accept a compatible repair system. A rotten sill or bottom rail may instead need a shaped timber insert or replacement section joined to sound material.

If decay extends into the sides, important joints or the timber holding the glass, the work can expand to a larger frame section or replacement of the window assembly. Access to the repair may also require glass or adjacent trim to be removed and reinstated. We explain that scope before treating the visible patch as the whole job.

We first establish and address the moisture path, then prepare the agreed repair, fit the selected timber or repair system and finish the affected surfaces. Product preparation, timber moisture and coating requirements govern when it can be closed up and painted. We do not apply a universal percentage-of-rot rule or promise that filler will restore structural strength.

A fascia board is rotten in one spot: is one new piece enough?

It may be enough if the decay stops within an accessible section and the adjoining support is sound. The fascia is the board along the roof edge that commonly supports the gutter; replacing its face without checking the gutter fixings and timber behind it can miss part of the repair.

We look for gutter overflow, leaks or joints allowing repeated wetting, and confirm where the replacement section can finish on suitable support. The quote needs to allow for access, any agreed gutter release and refitting, adjoining trims or eaves, and the painted finish. Ground-level photos help plan this; you do not need to climb onto the roof.

If opening the area reveals damaged rafter ends or more widespread decay, the repair must be reassessed before covering it again. Related roof, drainage or structural work may need a separate scope and responsible trade. Our fascia and eaves service does not mean every high-level access method or structural roof repair is included in a small timber quote.

We sequence the water-source work and timber repair, remove the agreed damaged material, form and fix the replacement to suitable support, then prepare and coat it as specified. Access equipment, weather, drying and coating intervals can affect visits; we confirm these for the property.

Only one part of the fence or gate is bad: can the other parts remain?

Often they can, provided the retained posts, rails and connections can support the repaired section. A broken paling — one of the upright fence boards — is a different repair from a rotten rail or post. A gate also places repeated loads on its hinges and supporting post, so fitting a new hinge into weakened timber may not solve it.

We distinguish a board-only defect from movement of the supporting rails, post or ground connection. Sound supporting members may allow selected palings or rails to be replaced. A loose or rotten post may need replacement or an appropriate repair detail, with adjoining panels released and refitted. Widespread decay can make a larger section or full fence replacement the more sensible scope.

For a gate that drags, we check whether the leaf has sagged, the post has moved, the hinge fixing has failed or ground clearance has changed. Hardware adjustment is considered only after checking the timber and support it relies on. Tell us whether the gate still latches and whether it is the main route into the property.

Previous termite treatment does not establish that the remaining timber is sound. Share the treatment or inspection details you have; suspected continuing activity needs appropriate pest assessment alongside the timber plan. We discuss removal, boundary access, existing plants, privacy gaps, finish and any temporary access arrangement before dismantling the agreed section.

Why filling and painting can be the wrong repair

A hardener or filler is an option only within the intended use of the selected product and the role of the timber. It is not a general substitute for sound material at a load-bearing connection, a hinge fixing or glazing support. Some wood hardeners are explicitly non-structural.

Moisture control and preparation matter as much as the visible finish. Covering a soft patch while water continues to enter can leave the cause and deeper damage in place. We confirm the repair boundary and sound retained material, use a suitable replacement or repair system, then include protection and finishing appropriate to the exposure.

If soft timber is on a deck or elevated platform, identify the location and keep the affected area out of use where its support is uncertain. A surface board and the joists or bearers underneath serve different roles. Structural deck repair is a separate assessment and is not assumed to fall within a local window, fascia or fence repair.

What is included in the timber repair quote?

The main items are assessment and access, removal of the agreed section, timber profile and durability or treatment, joints and fixings, surrounding parts that need temporary removal, waste handling, preparation and final coatings. Matching an old moulded sill or board can require more work than replacing a plain length.

We state whether glass, gutters, adjacent trim and paint blending are included, and what happens if opening up reveals additional damage. Moisture-source repairs, specialist access, pest work and any return visit for drying or finishing are identified where required.

Mel One undertakes timber-window, eaves and fascia, fence, gate and related carpentry repairs in Brisbane. Send the affected item and the outcome you want: retaining the window, a sound gutter edge, a stable fence section or a gate that opens and latches. We can then discuss the work and whether a site visit is needed to define the repair.

Show the damaged part and what it connects to

A close-up alone cannot show how much sound timber surrounds the defect. Email relevant photos to handyman.kevinlee@gmail.com or describe the job through the enquiry form.

  • One view of the whole window, roof edge, fence section or gate, plus a close-up of the damage.
  • Approximate affected length or size and whether it changes after rain.
  • For a window: whether it opens, nearby glazing damage and any known leak repair.
  • For a fence or gate: movement, latch operation, access from either side and any previous pest report.
